{"id":974,"date":"2025-10-15T20:54:28","date_gmt":"2025-10-15T20:54:28","guid":{"rendered":"https:\/\/gta.com.mx\/?p=974"},"modified":"2025-10-15T20:54:29","modified_gmt":"2025-10-15T20:54:29","slug":"reforma-al-codigo-civil-para-el-estado-de-nuevo-leon","status":"publish","type":"post","link":"https:\/\/gta.com.mx\/en\/2025\/10\/15\/reforma-al-codigo-civil-para-el-estado-de-nuevo-leon\/","title":{"rendered":"Reforma al C\u00f3digo Civil para el Estado de Nuevo Le\u00f3n"},"content":{"rendered":"<p id=\"ember675\">El pasado <strong>26 de septiembre de 2025<\/strong>, se public\u00f3 en el peri\u00f3dico oficial del Estado, una <strong>REFORMA<\/strong> al C\u00f3digo Civil para el Estado de Nuevo Le\u00f3n, mediante la cual se <strong>ADICIONA<\/strong> el <strong>art\u00edculo 2346 Bis<\/strong>, y el cual establece lo siguiente:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Art. 2346 BIS. &#8211; Para el caso de fincas urbanas destinadas a la habitaci\u00f3n, la duraci\u00f3n del contrato de arrendamiento ser\u00e1 de 6 meses para arrendador y arrendatario, el cual podr\u00e1 ser prorrogable a voluntad de las partes.<br><\/li>\n\n\n\n<li>Adicionalmente, la renta deber\u00e1 estipularse en moneda nacional y \u00fanicamente podr\u00e1 ser aumentada de manera anual, dicho incremento no podr\u00e1 exceder del 10% de la cantidad pactada como renta mensual, para lo anterior se deber\u00e1 celebrar un nuevo contrato.<\/li>\n<\/ul>\n\n\n\n<p id=\"ember677\">Debi\u00e9ndose entender por esta reforma en concreto lo siguiente:<\/p>\n\n\n\n<p id=\"ember678\">1.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; La duraci\u00f3n m\u00ednima de los contratos de arrendamiento de fincas urbanas para habitaci\u00f3n ser\u00e1 de <strong>6-seis meses<\/strong>, con posibilidad de pr\u00f3rroga si ambas partes lo acuerdan.<\/p>\n\n\n\n<p id=\"ember679\">2.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; La renta debe pactarse en <strong>moneda nacional<\/strong> y su aumento solo podr\u00e1 realizarse <strong>una vez al a\u00f1o<\/strong>, sin superar el <strong>10% del monto convenido originalmente<\/strong>.<\/p>\n\n\n\n<p id=\"ember680\">3.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Para formalizar cualquier incremento en la renta, se requiere la <strong>celebraci\u00f3n de un nuevo contrato de arrendamiento<\/strong>.<\/p>\n\n\n\n<p id=\"ember681\">Esta reforma busca brindar <strong>mayor certeza y protecci\u00f3n tanto al arrendador como al arrendatario<\/strong>, regulando de manera clara la duraci\u00f3n m\u00ednima de los contratos y los l\u00edmites en el aumento de la renta.<\/p>\n\n\n\n<p id=\"ember682\"><strong>En GTA podemos asistirle en el estudio, negociaci\u00f3n y formalizaci\u00f3n adecuada de sus contratos de arrendamiento, acorde a la legislaci\u00f3n y criterios legales vigentes.<\/strong><\/p>","protected":false},"excerpt":{"rendered":"<p>El pasado 26 de septiembre de 2025, se public\u00f3 en el peri\u00f3dico oficial del Estado, una REFORMA al C\u00f3digo Civil para el Estado de Nuevo Le\u00f3n, mediante la cual se ADICIONA el art\u00edculo 2346 Bis, y el cual establece lo siguiente: Debi\u00e9ndose entender por esta reforma en concreto lo siguiente: 1.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; La duraci\u00f3n m\u00ednima de [&hellip;]<\/p>\n","protected":false},"author":1,"featured_media":975,"comment_status":"closed","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"_et_pb_use_builder":"off","_et_pb_old_content":"","_et_gb_content_width":"","_joinchat":[],"footnotes":""},"categories":[7],"tags":[],"class_list":["post-974","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-https-gta-com-mx-blog"],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v22.3 -
